Repairs that are tenants’ responsibility
Tenants are responsible for certain day-to-day repairs, including:
- Repairs to doorbells
- Fitting curtain battens, rails, coat hooks and shelves
- Installing and repairing appliances such as cookers, fridges and washing machines which were not provided by WPH
- Providing replacement sink or bath chains and plugs
- Fixing or replacing broken toilet seats or covers
- Repairs to internal door handles and catches
- Electrical faults due to using faulty appliances
- Fitting or replacing plugs, fuses or lightbulbs except if you are over 75 years old or your light fitting is in a position that would make it unsafe for you to replace the bulb
- Internal decoration including filling minor plaster cracks
- Repairs to any structure or installation not supplied by us
- Repairing or replacing washing lines or rotary clothes dryers
- Cleaning removable filters in extractor fans or cookerhoods
- Securing loose floorboards
- Replacement or additional keys
- Arranging access to your flat when keys are lost or stolen
- Re-glazing broken windows (if the window remains broken we may choose to make safe by boarding it up)
- Clearing blocked sinks, handbasins, shower trays or toilets
