Gas and Electrical Safety
We oversee gas and electrical safety in your home, ensuring all fixtures and fittings are safe for daily use. It is important that you provide access to your home so we can effectively and efficiently conduct these checks. If there are any issues with accessing your home, you must let us know as soon as possible.
Gas Safety
Maintaining gas appliances in your home is vital.
If you smell gas in your home, call the National Gas Emergency number 0800 111 999 immediately.
It is our responsibility as a landlord to check the gas pipework, flues, and gas appliances we provide in your home.
We employ contractors to carry out these checks on our behalf. We ensure that all servicing is conducted by a Gas Safe Registered engineer. If you have a gas supply to the property, our contractor will contact you to arrange a convenient time to conduct this gas safety check once a year.
You must provide access to your home. It is your responsibility to give our engineers access to carry out these checks.
You are responsible for ensuring any appliances that you provided yourself, such as gas cookers, are working safely. We will only maintain gas appliances that we install and provide.


Electric Safety
It’s important that the electrical supply and installations in your home are safe and in good working conditions. If you see any smoke or fire from an electrical appliance, please call 999 immediately and report to the fire service. After the emergency services have attended, please let us know by calling 020 8749 7112.
To keep your home safe, we ensure all installations, maintenance safety checks, and electrical servicing are carried out by a qualified electrician. We test and inspect all homes we manage, including communal areas.
We conduct Electrical Installations Condition Reports (EICRs) every 5 years. Our contractor will contact you to arrange an appointment when your electrical safety check is due. It is your responsibility to allow access to the electrician to conduct the safety checks; they are vital in ensuring electrical safety.
Additional measures you can do to keep your home safe include:
- Turning off electrical appliances when you have finished using them.
- Testing your smoke alarm regularly.
- Make sure that any bulbs are the correct wattage for the fitting i.e. lamp or light.
- Do not overload your sockets or adapters by plugging in too many appliances in one place.
- Do not leave your washing machine, tumble drier or cooker on when you are out of the house or overnight.
- Never use water to put out an electrical fire.
- Do not use plugs that are loosely fitting in the sockets or have loose or exposed cables.
- Keep an eye out for burn marks or signs of overheating in plugs and sockets.
- Check that your light fittings or lamp holders are not visibly damaged, scorched or corroded.
